Description
Neuse breeze is new, comfortable and CLEAN. Conveniently located across the river from Camps Seagull and Seafare. Just a short ferry ride away to Oriental, the sailing capitol of North Carolina. The kitchen is fully stocked with every modern day convenience, and outside grill. Enjoy relaxing in a hammock, walking the beautifully landscaped grounds, or playing on our sandy beach. Swim, fish, kayak, go crabbing, have fun and leave the work to us. In the evenings, listen to the waves crash on the shore as you roast a few marshmellows in our wonderfully large fire pit. Enjoy fresh baked goods, fruit basket and a bottle of local wine upon your arrival. 
Here at Neuse Breeze we try to make your stay as wonderful and relaxing as possible. We pay attention to every small detail from the immaculately clean home to the meticulously manicured grounds. 

Also available is a studio apt. on the ground level, it boasts a kitchenette complete with microwave, full size frig., sink, large screen LED TV. , and comfy King Bed. It too views the water with its own private patio and grill. Wonderful for a romantic getaway, or a relaxing retreat. The studio can be rented seperately..ask for details. 

Neuse Breeze comes complete with a tandum kayak and paddle boat to navigate the numerous creeks and waterways off the Neuse River and marina. Acquaint yourself with the abundance of natural estuaries and wildlife. Watch the dolphins from your private patio. Catch dinner right off the shore.

House Rules

  • 1. 1.  CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK-OUT IS 11 A.M. EST. NO Early Check-ins  or late Check-outs Without Permission.  (See Item 23 below.)  
  • 2.  This is a NON SMOKING unit. (Smoking permitted on the veranda and outdoors; ashtrays are available on the veranda for your convenience.) 
  • 3.  CANDLES – Only tea-lights in water are permitted inside.  Candles are not permitted outdoors except for bucket-type citronella candles, tea lights
  • 4.  FIREPIT–Logs are next to the firepit.   We ask that you be responsible and not let the fire get too large.  Children must be accompanied by an adult at all times.  Put the fire out when done.
  • 5.  PARKING – Parking for up to two cars is available for Tenant use in the parking lot in front of the house.    There will be other cars in the parking lot.  Please park so as to not block access to the parking lot.      
  • 6.  VERANDA – The ground floor rental unit is completely private   The Owner, her guests and employees may be walking on and occasionally sitting  on  the  premises  performing  maintenance on the yard, watering flowerpots, stocking bird feeders, etc.
  • 7.  TV  –Full cable TV service  is provided.    Guests agree not to rent movies or pay-per-view services through the cable TV service.  There is a good collection of DVD movies which guests may enjoy free of charge, and there are also a lot of free movies through the cable service.  Wi Fi is available, please be responsible and do not use excessively, or a surcharge may apply. 
  • 8.  MAINTENANCE - All equipment is in working order. Please report any inoperative equipment to the Owner .  Every effort will be made to repair equipment as soon as possible. No refunds will be made for inoperative appliances or for mechanical failure, or delays in utilities.
  • 9.  ELIGIBILITY – Vacationing students or singles under 25 years of age are not accepted unless accompanied by an adult guardian or parent.   
  • 10.  FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.  This includes falsifying number in party.
  • 11.  LIABILITY – The Owner is not responsible for any accidents, injuries, or illnesses that occur on the premises to the renters, or any guests or visitors of the renters, or any animals brought to the premises.  By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises, kayak, or paddle boat or of any harm to others whom they invite to use the premises.

  • 12.  PAYMENT – Please make payments in the form of credit/debit card or personal checks. Third party checks are not accepted.  There will be no cash refunds of excess payment.  If checks are in excess of the amount requested, the excess amount will be applied to the balance owed. The BALANCE OF RENT is due 30 days  before your arrival date (6 weeks prior if paying by check). 

  • 13.  DAMAGE CHARGES – You are requested to treat Neuse Breeze as if it were your own home, and agree to reimburse the Owner for any additional expenses and charges.  There will be no damage charges provided the following provisions are met:
  •      a. No damage done to unit or its contents beyond normal wear and tear and minor breakage. 
  •      b. No charges are incurred due to international phone calls, contraband, pets or collection of rents or services rendered during the stay. 
  •      c. All soiled dishes are placed in the dishwasher and cleaned.  
  •      d. All keys are left in the studio. Please lock the doors when you leave. 
  •      e. All charges accrued during the stay are paid prior to departure. 
  •      f. No linens are lost or damaged, and no items have been removed from the unit. 
  •      g. No early check-in or late check-out without prior agreement (just ask in advance, please, so I can coordinate cleaning services.) 
  •      h. The renter is not evicted by the owner or the local law enforcement. 
  •      
  • Damages done to the property will be charged to the credit/debit card of the guest.  A 200 dollar deposit will be refunded 48 hours after guest depart s   provided no damage has been done.    
  • 14.  CANCELLATIONS –A thirty day ( 30 day)  notice is required for cancellation. Cancellations (or changes that result in a shortened stay) that are made more than thiry days prior to the arrival date are entitled to a refund of the amount paid minus a $100 reservation fee which has been included in the total rental fee. Guests who cancel  3 weeks or more prior to arrival are entitled to a 50% refund of the rental fee.  Guests who cancel less than 3 weeks prior to arrival forfeit the entire rental fee.  Early departure does not warrant any refund of rent. 
  • 15.  RATE CHANGES – Rates and taxes are subject to change without notice.  This Contract is binding upon signing and the agreed-upon price will not change once the Contract is accepted.
  • 16.  INCLUSIVE FEES – Amenities  are included in the rental rate.  
  • 17.  ALLERGIES –Please inform the Owner if anyone in your party has allergies, so that we can make sure that all baked goods served are Ok.   Note: the owner has a very gentle Westie  that may bee seen on a lease on the premises. 
  • 18.  PETS –  Sorry no pets are permitted.
  • 19.  NO DAILY MAID SERVICE – Linens and bath towels are included in the unit .
  • 20.  NOTE – towels and linens may not be taken from the unit.  DVD’s and CD’s may not be taken from the unit.  Games and books may not be taken from the unit.  Please do not remove flatware for day trips because these items tend to be lost.  There is a supply of non-matching flatware that may be borrowed for day excursions.
  • 21.  WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must 
  • be approved in writing in advance.  
  • 22.  PLEASE CHECK CAREFULLY PRIOR TO DEPARTURE to ensure that you have not left personal items behind (phone chargers, clothing, etc.)  There is a $25 charge for returning items.  Please wash dishes prior to departure.  It is not necessary to wash bed linens and towels.
  • 23.  CHECKOUT PROCEDURE – CHECK-IN AND CHECK-OUT TIMES have been established because the housekeeping staff needs time to prepare for our next guests.  If there are no new renters arriving on the day of your departure, you may request a late departure.  Late-departure requests should be made and confirmed no later than 8:00 am on the morning of your departure.
