House Rules

  • Late CheckOut and early CheckIn have to be discussed and paid for in advance.
  • The maximum occupancy may not be exceeded at any time during reservation.
  • Owner does not accept any responsibility for loss or damage to any personal property of the Renter. (Owner will return any missing items found.)
  • Renter will pay for repairs of any damage, they or their guests have caused.
  • Renter hereby acknowledges that they have read the House Rules, understand it, agree to it, and have taken a copy if needed.
  • RESERVATION DEPOSIT – Reservations are not considered “guaranteed” until a reservation deposit is payed. An advance payment equal to 50% of the rental rate is required to confirm you booking to be sent within 4 (four) working days after your email of booking confirmation. The advance payment will be applied toward the apartment rent. Please make payments in the form of bank money orders or Paypal (Paypal requires an extra charge of 4% of the sum due to be refunded with the balance). The advance payment is not a damage deposit. The BALANCE OF RENT + UTILITIES is due the day of your arrival date. 

    Confirmation of reservation(s) – Confirmation of the reservation will be emailed to Guest(s) upon receipt of the reservation advance payment.

    CANCELLATIONS – A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. No refunds for early departures (less days than reserved) ~ No refunds will be given for delayed arrival ~ No refunds for reducing the number of nights reserved ~ . There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. 


    BEHAVIOUR - The Guest (s) shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property guests. The Guest (s) shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guest (s) shall then immediately vacate the premises. Quiet hour starts at 10 PM and Pool and outdoor noise should be kept to a minimum. 
    Landlord shall provide cups, knives, forks, spoons, dishes, and other items as commonly used by the Landlord's family. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the Guest(s). No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Guest(s) arrives the Guest(s) is free to use them...


    Guest(s) agrees not to access the "owner's closet", even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults. The owners closet is located just inside the main front entry way. 


    DAMAGE DEPOSIT- A damage deposit of € 300/unit is required. This sum must be received the day of your arrival (as well as balance of rental rate and eventual utilities) and returned the day of your departure, entirely or partially depending of eventual damages to the house and its equipments. You agree maintain the property in the same condition in which it was found. Reasonable wear and tear accepted. Furnishings are subject to change without notice. Furniture, bedding, mattress pads, utensils or any other property supplied with the rental property must not be taken out or transferred from one property to another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the guest(s).

    1. Clean refrigerator. Leave no food or drink in it.
    2. Empty all garbage into outside cans.
    3. Do not re-arrange furniture. Owner will retain € 25 from deposit for moving furniture back.


    Guest(s) shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it's prudent to do so.


    The number of Guests shall not exceed the number of Guests on the rental reservation agreement. If more people are found to occupy premises than on the rental agreement, Guest agrees to pay for the additional people. 


    PENALISATION CLAUSE - CHECK in: from 4pm to 7pm; CHECK out: from 9 am to 10 pm. Different check-in and check-out hours must be previously arranged with the owner. Failure to fulfil the obligation to leave the House within the term agreed shall make the Guest(s) liable to pay a penalisation of a sum equivalent to triple the daily rent, accrued by weeks elapsed until free availability of the home to the Landlord, notwithstanding the costs, expenses and other compensation that may be due, including the fees of lawyers and procurator, although their intervention may not be required.
